（2）预防性保养等级高于不影响客人入住的报修。对一般性修理谢绝电话报修理。分配任务要对修理人交待清楚每个任务的急缓程度，低级别的，不能排在高级别事务之前做。对托词手上有工作拒绝执行紧急事件处理的员工给予批评。对当班人员如果安排得当，就能够完成所有任务，却无充分理由

留工作给下一个班的员工，给予批评。人手不够，工程经理必须亲自参加抢修，尤其是影响面大的抢修。工程经理每月三号前，需认真填写好上个月全月的报修单、电话报修、万用工修理的三合一专业分类汇总统计表，送交总监。

8．严禁总在办公室收集派发维修单，打电话、统计、填表、撰写日志、接收电话，原则上要外出办公室到各区做规定的巡视，对客人投诉的现场检查，动手处理故障的时间，比例应保持在1：1，既要防止长期坐办公室，打电话处理问题的倾向，也要防止不论大事小事在现场一跟到底或坐在班组、其他部门长时间不回办公室的倾向，现场跟进事务要采取头、中、尾三点式的方式。尤其是对处理时间超过1小时的事件。
